Texaska Trails RV Ranch is not responsible for any accidents, injuries, theft, or loss of property. By entering the property, guests accept all risks and agree to abide by these rules.

Termination of Stay

Texaska Trails RV Ranch reserves the right to terminate any guest’s stay immediately, without refund, for failure to comply with park rules or for conduct deemed disruptive or unsafe. Upon notice of termination, guests must vacate the premises within the timeframe given by management. Refusal to leave may result in law enforcement intervention under Texas Penal Code § 30.05 (Criminal Trespass).

Pets

All pets must be leashed and under control at all times. Aggressive behavior by any pet may result in removal of the animal and/or its owners from the park. Owners are responsible for cleaning up after their pets.

Legal Status and Right to Occupy

Guests are licensees, not tenants. Stays at Texaska Trails RV Ranch do not establish a landlord-tenant relationship under Texas law. Texaska Trails RV Ranch is a private recreational vehicle facility, and we reserve the right to refuse service to anyone and to revoke a guest’s license to occupy a site at any time, for any reason, including but not limited to violation of park rules or behavior that jeopardizes the health, safety, or well-being of others. Violation of these rules may result in immediate termination of your stay and removal from the property.

Laundry Room & Shower

We have a laundry room and bathroom/shower that is available to all guests between the hours of 7am-9pm 7 days a week. The laundry room is located in the building through the open gate just past Spot 8. Park in front of the handicap ramp. Door to the laundry room is the orange door at the top of the handicap ramp. Laundry machines can be used with quarters or there is an ap called shinepay that allows you to load money onto an account and pay as you go for the washer and dryer using the QR code scanner. If you have any issues with the laundry machines please reach out to Tanis 830-613-9536.

Exterior Decorations

We love to see people setting up exterior decor that makes you place home. Our only ask is that any decor that you place outside be contained to the concrete pad so that we are able to easily mow and weed eat without having to move items, and that any exterior lighting you use is respectful of your neighbors.

COMMUNITY GUIDELINES AND STANDARDS

Quite hours are from 10pm to 7am daily Keep music and other sound at a courteous level for your neighbors Illegal activity of any kind is strictly prohibited and will result in immediate removal and notification of law enforcement. Disorderly conduct, verbal abuse, vandalism, theft, or harassment will not be tolerated. The use, sale, or possession of illegal drugs is grounds for immediate expulsion from the park.

CHILDREN AND VISITORS:

 Visitors must comply with all Park Rules & Regulations.  You are responsible for the safety and conduct of your children and visiting guests.  Children under the age of 14 must have adult supervision in all common areas.  Children must be supervised and accompanied by a parent/guardian at all times.

Trash

It is the responsibility of each camper to place their trash next to the wood post at the entrance to their site by 8:30am. PLEASE DO NOT PUT KITCHEN TRASH OUT THE NIGHT BEFORE AS ANIMALS WILL GET TO IT OVERNIGHT. Trash is collected daily at 8:30am. No bulk items i.e. furniture, tv, large electronics will be collected.

Sales

Solicitation or signs for the sale of products/services will not be allowed.

Water hoses/sewer lines

All water hoses/sewer lines must be free from leaks, please keep excess hose coil up on pad for ease of mowing.

Mats & Rugs

No mats, rugs, etc., allowed on the grass.

Clotheslines

No clotheslines; freezers/refrigerators; fencing; barriers or pallets; dog kennels, pens or dog runs allowed.

Fires

Open camp fires must comply with local burn bans when in effect. Manufactured outdoor cooking/charcoal grills are permitted.  Manufactured above ground fire pits are permitted.

Sub-Leasing

No sub-leasing is allowed.

Tent Camping

No tent camping or sleeping in vehicles outside of the RV.

Speed Limit

A 10 MPH speed limit is strictly enforced.

RV's

All RVs must be fully self-contained, well-kept and in good condition. RVs 10 years or older must be approved by Park management for long term stays.
